Amazon tops list as NYC’s largest office leaseholder for August

Amazon and Piper Sandler signed the two largest office leases in New York City last month, both located in Midtown West. Amazon expanded its presence at 1440 Broadway, taking 259,000 square feet in a building operated by WeWork and owned by CIM Group. A Cushman & Wakefield team represented WeWork in the transaction.

Piper Sandler secured the second-largest lease with 140,000 square feet at 1301 Sixth Avenue. The tenant was represented by David Kleiner, Lisa Kiell, and Barbara Winter of JLL. Frank Doyle and Andrew Coe, also of JLL, acted for the landlord, Paramount Group.

Cushman & Wakefield itself leased 130,000 square feet at 31 West 52nd Street in the Plaza District as it relocates from its previous address at 1290 Sixth Avenue. Paramount Group owns this property as well.

Clear Street expanded into an additional 88,000 square feet at 4 World Trade Center in the Financial District. Josh Berger of Norman Bobrow & Company represented Clear Street; Keith Cody and Gordon Hough of Silverstein Properties handled negotiations for the landlord.

The Farmer’s Dog signed a new lease for 58,000 square feet at 568 Broadway in Soho. Adam Henick and Oded Nachmani of Current Real Estate Advisors represented the pet food company. Howard Hersch, Greg Conen, and Brett Harvey of Newmark worked on behalf of landlords Aurora Capital Associates, A&H Acquisitions, and Allied Partners.

WeWork continued to secure space after emerging from bankruptcy with a new lease for 55,000 square feet at 245 Fifth Avenue in Nomad. Aaron Ellison and Travis Milone of Newmark represented WeWork; Scott Klau and Erik Harris led a five-member Newmark team representing landlord Moinian Group.

American Eagle Outfitters expanded by leasing an additional 54,000 square feet at 63 Madison Avenue in Nomad. Mitti Liebersohn and Ana Erickson were among five Savills brokers representing the retailer. George Comfort & Sons, Jamestown, and Loeb Partners Realty own the building.

The New York State Office of General Services took on a new lease for 44,000 square feet at 1 New York Plaza on behalf of the Office of Information Technology Services. Steve Siegel, Rocco Laginestra, and Liz Lash from CBRE represented the state office; Brookfield Properties is the landlord.

Flexible Finance leased 41,000 square feet at 300 Park Avenue South in Flatiron. Ryan Alexander and Jared Isaacson from CBRE acted for Flexible Finance while Drew Braver and Matthias Li were part of a five-member Cushman & Wakefield team representing Rockrose Development.

Tempus AI agreed to a ten-year lease covering nearly 40,000 square feet at 11 Madison Avenue in Flatiron. Peter Michailidis from JLL represented Tempus AI; Brian Waterman and Scott Klau led a four-member Newmark team working with SL Green Realty.

“Continuing the coworking company’s leasing streak after emerging from bankruptcy, WeWork has inked a new lease in Nomad,” according to representatives involved with recent transactions.
