Boerum Hill penthouse tops Brooklyn luxury market as sponsor sells after long hold

The top-floor duplex penthouse at 17 Bergen Street in Boerum Hill was the highest-priced property to go into contract in Brooklyn’s luxury market last week, according to Compass’ weekly report on contracts signed for homes listed at $2 million or more between October 13 and October 19. The penthouse had a last asking price of $6.9 million.

This penthouse is part of a four-unit condominium project that became effective in 2012. The sponsors, Hestor and Elizabeth Dominguez, retained control of the units after its launch. During the financial crisis in 2008, they listed the non-penthouse units but later removed them from the market until September this year. Two other units are also now under contract, with their current asking prices nearly double what they were in 2009.

The penthouse measures over 3,800 square feet and features five bedrooms and four bathrooms. It includes three private terraces and a roof deck equipped with an automatic irrigation system. Each floor is accessible via a keyed elevator. The primary suite offers a walk-in closet, a south-facing terrace, and an ensuite bathroom with both a stand-alone tub and double shower.

The second most expensive contract signed last week was for a townhouse at 339 Clinton Street in Cobble Hill, which had an asking price of $5.7 million. This property spans 4,000 square feet with seven bedrooms and five bathrooms. Lindsey Branca, who owns Branca & Co., a residential restoration and renovation firm, is the seller. She previously worked for her family’s New Jersey-based commercial real estate company, Branca Properties. Branca purchased the townhouse in 2020 for $3.8 million.

Across all deals reported by Compass during this period, there were nine condos and ten houses that went into contract, totaling over $62 million in last asking volume—a decrease compared to the previous week’s total of $79 million over 24 contracts. The median asking price among these homes was $2.7 million, with an average price per square foot of $1,322.
