Brooklyn Heights townhouse leads luxury home contracts as market remains steady

A townhouse in Brooklyn Heights, originally built in the 1850s and renovated with a mid-century modern style, led Brooklyn’s luxury real estate market last week. The property at 52 Sidney Place was listed for $8.9 million and was the highest-priced contract signed during the period from January 26 to January 31.

According to Compass’ weekly report, there were 21 contracts signed for homes asking at least $2 million, totaling $69 million in contract volume. This activity is consistent with the previous week, which also saw a total of $69 million across 20 deals.

The townhouse spans nearly 5,300 square feet and includes seven bedrooms and four full bathrooms over four floors. It underwent its first major renovation in 1962 and was fully updated again in 2010. Features include a Japanese-inspired garden and a roof deck. Public records show that the seller purchased the home for just over $2.6 million. Deborah Rieders and Tita Omeze of Corcoran represented the listing.

The second most expensive contract last week was for a townhouse at 232 Bergen Street in Boerum Hill, which had an asking price close to $7 million. The property covers about 4,500 square feet with five bedrooms and five full bathrooms. Its parlor floor features large windows on both sides and a bluestone deck leading to a landscaped garden. The primary suite offers amenities such as a walk-through dressing area, spa bathroom with steam shower, soaking tub, radiant heated floors, and double vanity. The seller acquired this property for $3 million in 2024 through an entity connected to developer Seth Ferman, according to public records. Cameron LeCates and Ravi Kantha of Serhant managed the listing.

For all homes put into contract last week, the median asking price was $2.5 million. These properties spent an average of 97 days on the market with an average price per square foot of $1,448.
