A newly built townhouse in Carroll Gardens led Brooklyn’s luxury residential market last week, according to Compass’ latest report on contracts signed for homes priced at $2 million or more. The property, located at 405 Sackett Street and listed for $8 million, was the most expensive contract signed between August 18 and August 24.
The report shows that a total of 20 contracts were signed during the week—split evenly between condos and houses—with a combined contract volume of $67 million. This figure represents a decrease from the previous week’s $83 million across the same number of deals but is higher than the $48 million reported during the same period last year.
The four-story townhouse at 405 Sackett Street offers approximately 4,500 square feet with six bedrooms and four bathrooms. Features include a marble mantle and ethanol fireplace in the sitting room, a chef’s kitchen on the parlor level, and a garden level with double-height ceilings, custom wet bar, access to an outdoor kitchen, and landscaped garden. The third floor contains the primary suite with walk-in closet, marble shower room with heated floors, while a roof terrace provides skyline views. The property also comes with valet parking for two years.
Ruben Damaghi, known for his work as a real estate developer in Brownstone Brooklyn, was identified as the seller. Douglas Elliman agents Alexander Maroni and Jack Chiu represented the listing.
The second highest-priced contract was for another townhouse at 29 Lefferts Place in Clinton Hill. Listed at $6.25 million, this nearly 5,800-square-foot home includes six bedrooms and four full bathrooms. It features a private 37-foot garden and access to a two-story garage. Inside are white oak herringbone floors on the parlor level—where ceilings exceed 11 feet—and a living room with wood-burning fireplace. The full-floor primary suite has its own walk-in closet and en-suite bathroom with double vanity, soaking tub, and glass-enclosed shower. For all homes entering contract last week in Brooklyn’s luxury segment, the average price per square foot was reported at $1,500 while median asking price stood at $2.75 million.
