There were 232 real estate transactions in New York City totaling $1.1 billion in the 24 hours before 4 p.m. on January 6, 2025.
The most expensive residential sale was a nearly 4,000-square-foot sponsor unit at AORE Holdings’ 85 Worth Street in Tribeca, which sold for just under $10 million, or about $2,500 per square foot. The buyer was DAPM LLC. Douglas Elliman’s John Gomes, Fredrik Eklund, Jacqueline Wilde and Fabio Petrolino handled the listing. The unit went on sale in April with an asking price of $10.4 million.
In commercial real estate, the largest deal was Barone Management selling 45-20 83rd Street in Elmhurst for $85 million to Friends of the Renaissance Charter Schools. This organization raises funds for the K-12 Renaissance Charter School and had leased the facility since 2021 before taking over its leasehold. Barone had acquired this property and another parcel in 2022 for $22 million.
Another significant commercial transaction occurred in Flushing, where Woodcrest Rehab & Residential Health Care Center at 119-09 26th Avenue changed hands for $55 million. The seller was an LLC associated with Jack Deutsch, who operates several rehabilitation facilities; the buyer was an LLC linked to Yaakov Sod, also involved in care facilities. The six-story building is about 76,000 square feet, putting the price at approximately $720 per square foot. The seller purchased it in 2022 for $31 million.
Marchi Realty Corp., along with two related entities, sold four properties—247 East 31st Street and three addresses on Second Avenue—for a combined total of $38 million to an LLC affiliated with New Empire Corp., a New York-based company.
On the Upper West Side, Gregory and Jaime Pessin bought a duplex at the Apthorp at 2211 Broadway for $8.5 million from Qiao Chu Rachel Bu, who acquired it in 2014 for $8.8 million. This transaction appears to have been conducted off-market.
A two-family townhouse at 42 Monroe Place in Brooklyn Heights sold for $8.3 million after being owned by the Yancey Family for more than four decades; it spans over 6,400 square feet and features two duplexes with separate entrances. The property hit the market last March with a listing price of $9.5 million and was represented by Corcoran’s Leslie Marshall and Nick Hovsepian.
