September saw significant office leasing activity in New York City, with the four largest leases accounting for over one million square feet of office space. Financial services and technology companies led the way, along with a new lease for a city department and deals involving several banks and a law firm.
Guggenheim Partners renewed and expanded its lease at the Grand Central building, increasing its space by 33 percent in a 17-year agreement. Peter Hennessy of Savills and Ben Azulay of Bradford Allen represented Guggenheim Partners, while the landlord, Munich Re, was represented by Frank Doyle, David Kleiner, and Carlee Palmer of JLL.
Salesforce signed a renewal and expansion for its offices in the Times Square building, which features the company’s name. The agreement includes 71,000 square feet of additional space to support Salesforce’s new agentic AI platform, Agentforce. CBRE handled representation for both Salesforce and the landlord, La Caisse.
A Toronto-based bank agreed to a new lease in the Plaza District, moving from its previous location at 250 Vesey Street. CBRE’s Michael Geoghegan, Ramneek Rikhy, and Eric Thomas represented the bank. Brookfield Properties’ Mikael Nahmias, Dan Roberts, and Andrew Dunn represented the landlord internally, along with a CBRE team.
The Bank of New York arranged a sublease for nearly 200,000 square feet in a Financial District property owned by The Durst Organization and the Port Authority of New York and New Jersey. JLL represented the bank, while Scott Gottlieb of CBRE acted for Conde Nast, the sublandlord.
New York’s Department of Citywide Administrative Services signed a new lease for the Department for the Aging in a Financial District building owned by Alexander Rovt.
A law firm finalized a lease in Times Square. Andrew Coe of JLL represented the firm; Tom Bow, Rocco Romeo, and Nora Caliban from The Durst Organization handled representation for the landlord.
A digital product engineering firm transitioned from a sublease to a direct deal in a Financial District building. CBRE’s Sinclair Li, Peter Shikar, and Connor DeSimone represented the tenant; Tanya Grimaldo, Jonathan Tootell, and Giannina Brancato of L&L Holding Company were involved for the landlord.
A marketing firm secured a 10-year lease in a Flatiron building with Colliers’ Michael Joseph and Aidan Campbell representing the tenant. Alyssa Zahler and Jarad Winter from Two Trees Management acted for the landlord.
A nonprofit renewed and expanded its lease for another 10 years in a Garment District building. Brad Armstrong and Joseph McLaughlin of Vestian represented the nonprofit; Matthew Mandell of GFP Real Estate was involved for the landlord.
