Scale AI to move into larger Manhattan office with new sublease at One World Trade Center

One artificial intelligence company is set to take over office space from another at 1 World Trade Center in Manhattan. Scale AI, a San Francisco-based developer of data and technology for AI applications, will sublease 80,000 square feet in the Financial District tower, according to a report by Commercial Observer. The space is being subleased from Wunderkind, an AI-powered marketing firm.

Scale AI plans to move from its current location at 218 West 18th Street early next year. The new office will allow the company to more than double its in-office staff in Manhattan. The asking rent for the 74th and 75th floors was $65 per square foot, and the sublease is set to run until early 2030.

CBRE’s Eddie Sisca and David Opper represented Scale AI in the transaction. Savills’ Scott Bogetti and Will Joumas, along with CBRE’s David Hollander, represented Wunderkind. None of the parties involved in the deal or the building commented on the transaction.

The Durst Organization and the Port Authority of New York and New Jersey co-own 1 World Trade Center. The tower covers 3.1 million square feet over more than 100 stories.

Earlier this year, Durst began marketing the 89th and 90th floors for office leasing for the first time, seeking rents around $160 per square foot for these high-rise spaces.

Last month, The Bank of New York agreed to sublease 192,000 square feet from Conde Nast at the same building. The bank intends to use these four floors for four years while its headquarters at 240 Greenwich Avenue undergoes renovations.

A year ago, Scale AI also agreed to sublease between 170,000 and 180,000 square feet at 650 Townsend Street in San Francisco.
