In the 24 hours leading up to 4:00 p.m. on Wednesday, Oct. 15, New York City recorded 216 property transactions amounting to $890 million. The data show that both residential and commercial sectors contributed significantly to this volume.
The most notable residential sale was an Upper West Side townhouse at 330 West 88th Street. David Krohn, a crypto trader, and Phyllis Lee, an investment banker, purchased the six-story home for $8.5 million. The price represents an 89 percent increase over its last sale several years ago. The seller, an LLC associated with architect Mohammad Badaly of Mount Vernon, New York, had bought the townhouse in 2022 for $4.5 million and completed a gut renovation. The property covers more than 7,000 square feet with over 1,400 square feet of outdoor space, four bedrooms, six-and-a-half bathrooms, and an elevator. Sotheby’s International Realty’s Jaime Richichi listed the home for $10 million.
On the commercial side, Weill Cornell Medicine completed the largest deal by acquiring a 10-story office building at 1334 York Avenue on the Upper East Side for $510 million. The university had previously leased space in the building and was represented by a JLL team including David Giancola, Geoff Goldstein, Steven Klein, David Cartlos, and Joe Messina. The transaction equates to about $1,020 per square foot. Sotheby’s, the seller, will lease back four floors from Weill Cornell Medicine and was represented by CBRE’s Doug Middleton and Mary Ann Tighe.
Another commercial transaction involved the Baudouine Building at 1181 Broadway in NoMad. The 11-story office building changed hands for $24 million. An LLC managed by landlord Bahram Hakakian sold the nearly 27,000-square-foot property to another LLC; the last sale occurred in 2004 for over $8 million.
In Bayside, a standalone Wendy’s restaurant at 220-10 Northern Boulevard sold for just under $8 million. The 3,900-square-foot property dates to 1987 and fetched more than $2,000 per square foot. Sellers included Mara Ginsberg, Alfred Lama, William Valone, James Vassalotti, John and Adam DiGirolamo, and Susan Prober Siegel; the buyer is an LLC with Hui Li as a member.
A multifamily building at 29-06 Crescent Street in Astoria also changed ownership. Albino and Morena Rizzuto sold the four-story property to VDI Land Corp., which is connected to banquet hall Verdi’s in Whitestone. The buyer paid $7.3 million for the approximately 29,500-square-foot building with 38 apartments.
Another residential deal saw Claudia Davidson and Patrick Conroy purchase a corner brownstone at 64 Second Street in Carroll Gardens for $4.8 million—a 65 percent increase from its last sale two years ago. The seller was an LLC tied to architect Jill Bouratoglou who acquired it in 2023 for $2.9 million and recently renovated the home. The townhouse features four bedrooms, three and a half bathrooms, two outdoor spaces, and a separate garage; it was listed in April for $5.9 million with Corcoran’s Leslie Marshall and Nick Hovsepian.
